General rental CONDITIONS the tenant cannot under any circumstances exercise any right to remain on the premises at the expiration of the rental period initially scheduled on the contract unless agreed by the lessor.
No change (scraping, overload) will be accepted in the drafting of the contract unless agreement of both parties.

-USE of the premises RENTED: The tenant will peacefully enjoy the rental and will make good use in accordance with the layout of the place.
With his departure, the tenant agrees to make the furniture as clean that he found on his arrival. Otherwise a lump sum of €50 will be retained.
The rental cannot benefit to third parties except with our prior written consent.

-SPECIAL cases: If the number of tenants exceed the capacity of the studio and without prior agreement, the lessor reserves the right to refuse the additional tenants.

-State of the art inventory: The inventory and the inventory of furniture and various equipment will be made jointly at the beginning and end of the stay by the landlord and the tenant.

-CANCELLATION policy: All cancellations must be notified by letter recommended before taking possession. as a general rule, the deposit will be acquired to the lessor: however they will be returned when the furniture will be able to be rented in the same period and at the same price.
If the tenant is not present the day mentioned on the contract after a period of 24 hours and without notice to the lessor the deposit are forfeited to the lessor, the lessor may dispose of the furniture.
In case of cancellation by the owner, the latter will pay the tenant double the amount of the deposit he perceived.

-Pets: The presence of pets is graciously accepted the number one by studio as long as it is clean and does not disturb the rest of the residents; they must be kept on a leash in the residence. In the case of hospitalization of the tenant the animal will be entrusted to a kennel, at the expense of his master.

-CLAUSE RESOLUTOIRE for NON-payment of rent: It is expressly agreed that in the absence of payment of rent on arrival and deposit, this contract will be terminated and right without need to order this resolution in Justice and if in this case the tenant refused to leave, his deportation would take place on simple interim order and everything would then be the sole responsibility of the tenant. It is of course in the case of payment by cheque, the rental not will be considered resolved only after collection.

-DISPUTES or claims: It is desirable to find a compromise with the lessor failing agreement any dispute may be submitted to the courts of Toulouse exclusively.
